Here's a brief look at the local market stats as of July 1st:  Average single family home selling prices are 2% below last year, while unit sales & total $'s sold are down by 21%.  Unit sales were down by 35% at June 1st this year compared to last year, so sales have definitely improved, while prices have continued to hold very close to last year.  Average days on the market are at 74 compared to 69 last year, not much of a change.

Taking all properties into account, unit sales are down 31% while total $'s sold are down 34%.  The good news is that with the low interest rates and prices either holding steady or slightly down from last year in some categories, buyers have lots of incentive to take advantage now!
