Buyer's Tips
You need to know why you are buying a home Once you decide to buy a home, write down all the reasons that you thought of when making the decision. This will help us stay focused on finding the right home for you.
Getting organized saves you time To make sure you spend your valuable time only viewing homes that are likely to meet your needs, make 2 lists: A: Must have items (number of bedrooms, bathrooms, etc) B: Good to have, but not critical (fireplace, deck, etc.) The B list will likely be things that you can add to a home if you want, but the A items are too important to overlook.
Pre-Approval means "Speed to Market" for you! When you have pre-approval (preferably in writing) from your financial institution, you can make quick decisions if necessary and avoid missing out on great deals in hot markets. This step will also help to define your price range and narrow down the choices to the ones that really do fit your budget. Be sure to allow for the closing costs associated with buying a home, often as much as $2,400. Two other points regarding finances are: a) make sure your credit rating is as high as possible, and fix any problems you can prior to looking for a mortgage; and b) aim for a home you can really afford. This means not buying at the very top of your approval level...everyone needs to have some "wiggle room" when it comes to monthly income and expenses.
Keeping notes keeps you organized Rate all the homes you consider, this way you can begin to see how the different properties may or may not fit your needs and some can be eliminated from your home shopping time. Also, bring a digital camera so you can record the features you want to consider when making a decision whether or not to offer on a home.
