Clean so much it will floor them!
Be sure the carpets and floors are always kept clean. Professional steam cleaning or a rental machine may improve your chances of selling.
Pets and home showing don't mix
Make sure that your pets are either with you (in other words, not at the showing), at friends or neighbours or secured outside if that's where they normally live.
Ambience is an opportunity
When a homebuyer comes into your home, why not dazzle them with fresh and inviting aromas of fresh baking or warm up a pan of water and vanilla in the oven just before the showing. Keep in mind that no aroma is much better than a strong one that's offensive, like fish or deep fried foods. Open the drapes, turn on all the lights, turn off the televisions and music, unless the music is soft and low volume; then make sure the heat is adequate for a warm, cozy feeling. These all are 1st impression opportunities just waiting to happen for you!
